PRINCE PLACE
The Brackett Heel building, once a 30,000 SF shoe factory, sits near the top of State Street in Newburyport with views down through Market Square to the Merrimac River. When Stonehaven Realty Development purchased this five story 1890 mill building, the top four floors had been abandoned for over forty years. Using the decades long vacancy as proof of site hardship, the design and development team were able to secure, after an extensive review process, a zoning variance to allow for mixed use.
The building is now three floors of offices and shops with three luxury penthouse condominiums on the two top floors with commanding views of the downtown historic district. New fire-rated stair towers and elevators provide accessibility and egress. The timber framing is preserved and exposed though out the building. It is augmented with steel to allow for tenant and owner parking within the first floor. A two story glass lobby graces the main street entrance.
